How much can I borrow?
We can offer our clients a typical LTV Loan to value of up to 75% on the Open Market Valuation. This means we are not concerned with the actual purchase price but what the property is worth on the open market. This in effect can offer a high LTV. We can offer loans from £50K with no upper limit.
How long does the application take?
This all depends on how quickly you can send us a completed application, with ID and proof of address. Once the valuation has been instructed and completed we will move to legal's and completion can be in days.
I have adverse credit?
Not a problem, we can still offer you a bridging loan. You may have to pay a few points higher, but we can still help fund your purchase. In fact many clients who have had mortgage arrears in the past have used a bridging loan to repair their credit.
Can I borrow 100%?
If you have additional security where we can use the equity in those properties as a deposit, then yes we can fund 100%. If you are finding BMV deals then we can offer 65% LTV on the OMV.
What types of security are acceptable
Most types are acceptable to our lenders. We can finance property in total wreckage, burnt out, to water damage. We can fund Hotels, Land, with and without planning, care homes, pubs, Blocks of flats, houses that need light medium and fully refurbishment.
Can you cover a bridging loan I am being pressured to pay back?
YES! we are one of the few who actual can. We have a term lender who is willing to take out a bridging lender and their rates start from 1.35% a month and you can have the term for up to 20 years.
I can't prove my income?
We offer Non-Status Loans - there is no need to prove income or credit history.
